Application for allotment of apartments/fats should be made by the interested buyers on the prescribed Application form duly signed by the applicant along with the Booking Money Tk. 300.000 on ‘first come, first served’ basis. Booking Money will be adjusted with the total cost of the apartment/flat. On acceptance of an application the company will issue an allotment letter to the applicant on which the applicant/allottee shall start payment as per schedule of payments. SAIKA PROPERTIES LTD. has the right to accept or reject any application without assigning any reason thereto.
Buyers willing to make full payment at a time will get 5% discount on overall cost of the apartment/flat. In case of installments, buyers will have to pay the remaining money in a maximum of 30 installments with 30% down payment in advance.
Immediately after the down payment. SAIKA PROPERTIES LTD. and the allottee shall execute an agreement for safe guarding the interest of the allottee as well as the Company.
All payment should be made in favor of SAIKA PROPERTIES LTD. in Cash or in the form of account pay / check or by pay orders issued by any schedule bank of Bangladesh. Bangladeshi residing abroad may remit payments by TT or DD as per exchange rate issued by Bangladesh Bank as on the date of application and subsequently as on the date of installments due. All types of payments and installments shall have to be paid on due dates. SAIKA PROPERTIES LTD. may issue remainders to the allottee but, not with standing with the issue of remainders, the allottee must adhere to the schedule of the allotment. Delay in payments beyond the due date will make the allotteeliable to pay a delay charge of 3% of the previous installment(s) with the next instalment. Delay in payment beyond 3 (three) months consecutively, the company shall have th right to cancel the allotment. In such as event, the amount paid by the allottee will be refunded after the apartment/flat resold to other buyer and after reducing 5% of the Earnest (paid) Money.
The allottee shall not have any right to transfer the apartment/flat to a third party until full payment of all installments/dues are made to SAIKA PROPERTIES LTD. and before the final and formal handing over of the possession to the allottee. In case of any transfer to any third party after completion of the project, the allottee must have the permission of the company through a formal application with the charge of a transfer fee at 10% rate of total payment. All expenditure related to the documentation and sale permission process according to the land authority’s Rules and Regulations shall also be come by the allottee with all other incidental charges.
If any buyer wants to cancel the allotment. He/she will De refunded after deducting Tk. 100, 000-(one lac) of the Earnest (pad) Money.
SAIKA PROPERTIES LTD. reserves all rights to cancel any allotment, if it wishes, without any prior notice or without assigning any reason thereto. Minor changes may be incorporated by SAIKA PROPERTIES LTD. in design and specification displayed on the brochure if required. The allottee shall also have the option to make minor internal change within the possibilities and limitations of total building system but there is no option to change any outer elevation.
The allottee shall have to bear all the charges related to sale permission, registration of the apartment/flat. Income Tax (IT), Value Added Tax (VAT), and other cost (if any) as charged by Government shall also have to be borne by the allottee with incidental charges. The Development Company will maintain all the procedures in this regard.
All the allottees/buyers shall have to pay Tk. 200,000/- - (Tow lac) at a time as one off payment for the connation fee/charge of gas, water, sewerage, and electricity.
Constriction of SPL BLUE HEIGHTS by SAIKA PROPERTIES LTD. is scheduled to be started on. The time schedule is methodically prepared to ensure both high quality and smooth progress of work. The construction work is schedule to be completed within months from the date of commencement of the work. The time schedule may only be affected and extended due to unavoidable circumstances like force majeure, natural calamities, political disturbances, material scarcity or price escalation, strikes and changes in the fiscal policy of the state, which are beyond the control of the Company. As per schedule apartment/flat will be handed over on. It may be noted here that the cost of the apartments/flats must be cleared/paid by all allottees/buyers within.
A ‘Welfare Association’ will be formed by the apartment/flat owners of the project. Each allottee after full payments/installments will be a member of the Association. By virtue of the position (being ex-officio), the president of the Welfare Association will be the landowner or his/her appointed representative and the General Secretary will be elected by the apartment/flat owners. Each allottee against every single apartment/flat shall have to deposit Tk. 20,000/- (Twenty Thousand) to SAIKA PROPERTIES LTD. to form a reserve fund for the Welfare Association. The Developer Company will hand over the fund to the elected committee of the Association at the time of handing over the apartments/flats to the owners In this regard, connection charge, security deposits and any undue (gas, water, sewerage, electricity etc.) shall have to be paid proportionately to Developer Company.
